Tishman Speyer is at the forefront of environmentally sustainable development, incorporating the latest technologies and advancements into projects throughout North America, Europe, Brazil, China, and India. Our continuing commitment to sustainability allows us to save on natural resources by using them more efficiently and economically, while creating something lasting that is better both for our environment and our health.

There is a moral imperative at work today in the building, maintaining and investing of our projects. Some talk of "green." To us, the notion of green lacks the definition and detail that we demand in everything we do. We are, and believe we must be, committed to sustainable design, architecture, and maintenance - from conception to construction to HVAC systems and cleaning products - for the simple reason that buildings are living, breathing things, a part of the environment, constantly interacting with the people who inhabit them.

Our Sustainability Commitments

  • We are committed to sustainable development initiatives throughout the globe.
  • We are a member of the U.S. Green Building Council (USGBC) and a founding sponsor of the New York Chapter of the USGBC.
  • We are a founding sponsor of the Green Building Councils in India and Brazil.  
  • We partnered with Hearst Corporation in 1999 to build New York City’s first commercial high-rise building to be awarded a Gold rating under LEED for new construction.  
  • We developed 520 Madison, which will be New York’s first multi-tenant Class A building to be LEED EB certified.  
  • We are developing OpernTurm, one of Germany’s first Energy Pass rated buildings for new construction and one of the first major high rise building to be completely served by hybrid chilled/ heating ceiling technology.  
  • We are developing Ventura Towers and Rochavera, the first two pre-certified LEED commercial buildings in Brazil.  
  • We developed CBX Tower, France’s first sustainable development.  
  • We began retrofitting our existing buildings for greater sustainability in 1991 using more efficient technology, from light bulbs to water fixtures to air conditioning equipment.  
  • We are currently undertaking an effort to benchmark all of our eligible US properties under the ENERGY STAR© program.  
  • We are employing San Francisco’s first recycling and composting program in a Class A Office building, One Bush Street, that aims to achieve zero waste.  
  • We installed 363 solar panels on the roof of 45 Rockefeller Plaza, making it home to the largest privately-owned solar generation station in Manhattan.  
  • We are committed to installing a “green roof” atop Radio City Music Hall and an ice chiller plant at Rockefeller Center in New York to help reduce air pollution and carbon emissions by decreasing energy consumption.  
  • We have initiated standard operating procedures in our existing buildings to address a number of sustainable operations criteria, including the use of green cleaning supplies, recycling, preventative maintenance, retro-commissioning, interior construction specifications, and indoor air quality.  
  • We are implementing internal corporate policies throughout the world that incorporate sustainable practices to reduce waste and save both energy and water, helping to reduce our own environmental footprint.
