LEED® Certification Awarded to Tishman Speyer’s 161 North Clark

Chicago, IL July 8, 2010

Tishman Speyer announced today that 161 North Clark, a 1.1-million-square-foot office tower located in downtown Chicago, has been awarded the LEED® Silver designation by the U.S. Green Building Council.

161 North Clark, also known as Chicago Title and Trust Tower, is a 50-story Class A office tower located in Chicago’s central loop next to the Daley Center, Thompson Center and City Hall. It is home to a mix of prominent financial services, legal and insurance companies, and is now 92 percent leased after the recent announcement that Travelers Indemnity Company would take 80,000 square feet of space at the property.

The building’s amenities include abundant parking, an on-site fitness center, a conference center and access to underground pedestrian walkways to other buildings. It is conveniently located next to the city’s theater district, prominent restaurants, hotels and public transportation.

Prior to and throughout the LEED® certification effort, Tishman Speyer implemented and achieved several sustainability measures at the building, such as:

• Was awarded the ENERGY STAR® label by the United States Environmental Protection Agency, signifying energy efficiency
• Reduced electricity consumption by nearly 700,000 kWh per year by using timers to control lighting on multi-tenant floors and the building roof, replacing lobby lighting with energy-efficient lamps and installing variable-frequency drives on the cooling tower fans
• Reduced annual water consumption by 1.5 million gallons by replacing original restroom fixtures with low-flow aerators and automatic faucets
• Unveiled an expanded recycling program that encompassed not only office paper and waste, but batteries, electronic waste, furniture and construction debris
• Implemented a building-wide “green cleaning” policy focusing on improving air quality and ensuring the purchase of sustainable cleaning and janitorial paper supplies
