Port Corporate Tower

The Port Corporate Tower will be a 22-floor triple A corporate office building located at Avenida Rio de Janeiro 555, a very important route to access the central area of the city, also a door to Rio de Janeiro’s Port Zone.

As the first private enterprise in the Rio de Janeiro Port Zone revitalization area, the Port Corporate Tower inaugurates a new era of growth in the city. The renovation of Rio de Janeiro’s Port Zone—also named “Porto Maravilha,” or “The Wonder Harbor” in English—will prepare the city to host the 2014 FIFA World Cup and the 2016 Olympic Games. Those events are turning Rio de Janeiro into an important destination that is drawing international investments and global companies to the city. Favorable market fundamentals, coupled with massive private and public investment following successful bids for both the 2014 World Cup in Brazil and the 2016 Olympics in Rio de Janeiro, are accelerating the timing of key infrastructure projects and the municipality’s port area redevelopment plan. The plan is centered on a new boulevard that sits less than 1,600 feet from the Porto Rio site and that will serve as the new commercial center of Rio de Janeiro, with new zoning laws allowing towers of 50 floors, taller than anything currently permitted in the city. The municipality has also created incentives for developers and tenants, such as exemption from transfer and property taxes for new developments.

The Port Corporate Tower is being built on a 140,792-square-foot site and will have a constructed area of 557,097 square feet. The building will have 22 floors: 18 floors of offices, totaling 347,911 square feet of rentable area. The project design has evolved to include a covered drop-off area, along with ample tenant amenities, including a convention center, a restaurant, and a gym. A triple-height lobby and a common-use floor have also been incorporated into the design, elevating the first corporate floor 26.2 feet above the elevated highway at the front of the building, facing the bay. This design mitigates the visual impact of the elevated highway, and increases the value of the lower floors.

The Port Zone has become an important destination for public and private investments. A variety of public transportation is available on both avenues surrounding the building. Rio de Janeiro’s international and domestic airports are accessible by expressways, and the port is across the street.
