The Franklin consists of two separate properties, 222 West Adams Street and 227 West Monroe Street, located in the heart of Chicago’s West Loop.

227 West Monroe Street was constructed in 1989, with construction of 222 West Adams Street following in 1992. 227 West Monroe rises 60 stories high with below-grade parking, totaling a rentable building area of over 1,500,000 square feet. Floorplates vary in size from 36,000 square feet (floors 2-15), 28,500 square feet (floors 17-28), 25,500 square feet (floors 29-43), and 22,500 square feet (floors 44 and above). 222 West Adams stands 34 stories tall, with below-grade parking, consisting of a rentable building area of 930,281 square feet. Floorplates vary in size from 36,000 square feet (floors 2-15), 28,500 square feet (floors 17-27), and 22,000 square feet (Floors 28 and above). The Franklin was designed by the world-renowned, Chicago-based architectural firm Skidmore, Owings & Merrill. The Franklin underwent a large scale, $27.5M lobby renovation, in 2015-2016, to create a more modern feel and enhance the architectural integrity of the complex. During the renovation new amenities were added and existing offerings were updated delivering a best in class experience.

The Franklin offers an extensive amenity package: Food & Beverage: • Rustle & Roux Café & Food Hall provides seven different offerings with daily, rotating restaurants. • R29 Bar, Lounge and Event space - Cocktails and appetizers exclusively for building occupants. R29 is also available to reserve for private events. • Sopraffina Marketcaffee • Hannah's Bretzel • Starbuck's Coffee • Amazon Go Lounges: Common lounge spaces are found on the 6th and 44th floors of 227 West Monroe, and the 3rd floor of 222 West Adams. Conference Center: • 7,000 RSF designed to accommodate from 50 to 300 people. • Formal/Informal meetings as well as private events. • High-end technology for attendees presentations, and an accessible kitchen for catering.
