The Wheeler

The Wheeler is an approximately 622,150 RSF Class-A office development in Downtown Brooklyn. The Wheeler is the first building of its kind, featuring 16’ 3” ceilings on the largest floor plates in Brooklyn, and over an acre of outdoor space spread throughout the building. 

Tishman Speyer commenced discussions with Macy’s in early 2014 regarding redevelopment opportunities at Macy’s iconic retail store in Downtown Brooklyn. As the type of office spaces sought by many commercial office tenants continues to shift from modernist “glass and steel” icons to “character-rich” buildings with large floor plates, high ceiling heights, and great building amenities, Tishman Speyer saw an opportunity to deliver Brooklyn’s premier Class A office building by converting Macy’s underutilized upper floors into creative office space and constructing an approximately 356,000 rentable square feet over the existing structure. 

Building amenities include one acre of tenant outdoor space spread throughout, a 10,000+ square foot landscaped roof terrace and penthouse with F&B program, and a dedicated bike entrance and storage for 130+ bikes along with locker rooms and showers.  

The Wheeler is located in the heart of a high-growth, urban, educated work-force neighborhood with expanded retail amenities, hospitality options, and residential projects. The Project is located at the intersection of some of Brooklyn’s highest value areas: character-rich Brownstone Brooklyn, the BAM Cultural District, Barclays Center, and Brooklyn Bridge Park. Furthermore, The Wheeler is located in one of the most transit-rich areas in New York City with 13 subways located within a five minute walk.
